Well, spring has almost sprung, and this time of year typically sees plenty of top properties coming onto the market for sale and auction. Here’s a selection of options that will go under the hammer in northern Adelaide over the next few weeks:

With banks tightening their lending requirements and increasing the deposit required to purchase property, it is getting harder by the day for the first home buyer to get a foot in the market. In many parts of the country, prices rise faster than is possible to accumulate the deposit that the banks want.

Luckily, in this part of the country, property prices are reasonably steady and predictable, and there are many affordable options that are within reach of the first home buyer. If you’re a first home buyer, are you aware of the South Australian Government’s “Affordable Homes” program? It is an initiative by our government to provide low cost housing to low income first home buyers in South Australia.

The government regularly releases properties for sale to be purchased under the program – usually old properties that have been used as public housing by the South Australian Housing Trust, but also new homes in areas where the government is overseeing urban renewal projects.

Eligibility requirements to purchase these properties are listed on the Affordable Homes website, and include being a South Australian resident over the age of 18, who does not own other property, is going to live in the property, and has an annual income less than a defined amount between $66,000 and $76,000 depending on family status. If you fit the requirements, then below are a selection of properties currently available in the Little Para river area.

Note that the properties are only available to eligible buyers for a set period of time – if they’re not sold in that period, then they are available for anyone to purchase at the discount price.

  • 53 Codd St, Para Hills West – A 2 bedroom attached home on almost 400 square metres of land with an updated kitchen and bathroom. $190,000
  • 3/47 Amsterdam Cres, Salisbury Downs – A 1986 built single level, 2 bedroom unit with private yards for just $165,000. Now out of the eligible buyer period so anyone can purchase.
  • 37 Kelsey Road, Salisbury North - A great alternative to a flat or unit if you want a decent size rear yard, this 3 bedroom semi-detached maisonette home has been freshly painted and is on an almost 500 square meter block. Priced at $190,000.

Situated in Davoren Park in Adelaide’s northern suburbs, just a few blocks from the new residential development in Andrews Farm, is this neat, 3 bedroom maisonette. Priced at just $145,000 , I suspect that 29 Cockshell St, Davoren Park is probably the cheapest property in Adelaide at the moment. The property is in an area which is undergoing redevelopment as part of the Playford Alive project with new shops, schools and other infrastructure in the pipeline for the surrounding local area.

Your first home isn’t supposed to be your dream home – it should be something that’s comfortable and affordable, allowing you to get out of the rent trap but still have a life without having to stress about mortgage payments. Two minute noodles shouldn’t be your staple diet after buying your first home.
